Procedure

AKS Homes specialises in treating every project on it’s own merits.

Whether you’re building your own design, one of our standard investor designs or we are tailoring a home to suit your specific needs and site requirements, the process we will take to get you into you home will be fairly similar.

Below, is a general outline of the steps required to provide you with the most cost effective and accurate design and costing possible.

Initial meet and greet.

  • Brief meeting with Tony to discuss building a new home for you.
  • At this stage we either take a copy of your plans and specification if you have them or we take some time to discuss your specific needs to ascertain whether we will need to specifically design a home for you or if we may have a design from our archives that may suit your needs.

Design Meeting.

  • Approximately 2 week from initial meet & greet.
  • If you bring us you own plans, we still run through the process of giving you some feedback at this stage of where we feel the plan can be improved or where some cost savings etc. can be made.
  • If we have some designs in our archives that may suit your needs, we run through these here to further develop your new home.
  • If a specific design is required, this meeting is where Jim or Troy will run you through some preliminary stick diagrams we have prepared to further develop your home and obtain some more specific requirements.

Preliminary Agreement

  • If we are preparing a specific design for you, we will require a preliminary agreement to be signed and Preliminary deposit (usually $1500 or 0.5% of estimated contract value) will be required to cover design preparation, soil tests and contour survey etc.
  • If we are preparing a costing on your own plans or one of our standard designs, we will require a soiltest and contour survey. If you do not already have one, we can obtain these for you. A deposit will be required to cover the costs of these services.

Design, Specification and Build price

  • Allow 3-4 weeks from payment of preliminary agreement deposit
  • If we are using your own plans and specification, we will have an AKS Specification ready to go that matches your specification requirements and to suit your plans.
  • If we have found an archived design that suits your needs, we will have prepared a site plan to confirm it will fit you land and have an AKS Homes specification and costing ready to go.
  • The design is done. Here we will have your tailor designed home drawn as floor plans, site plan and elevations for your perusal and approval and a full AKS Homes Specification and costing ready for you to run through.

Ready for Contract

  • With the signing of the contract, a 5% deposit is due (less any monies paid to date). This deposit can be broken up into a couple of payments which will coincide with Plan, Engineering preparation and certification. The balance of the deposit will then be required prior to any work starting on site.

Working Drawings.

  • Once the contract & specification is agreed to & deposit 2 paid, the designs are turned into full working drawings.
  • Allow 3-4 weeks for Engineering & Preparation of working drawings

Certification.

  • Once we have the working drawings, certification of the plans can take approximately 2 weeks.

Colour Selection.

  • During the certifiaction period, it is recommended to use this time for the selections process. AKS Homes has an Interior Designer that you can meet with to help with all those all important decisions, colour, style, etc.

Ready for Construction.

  • Basically if all goes according to plan. we will be ready to turn dirt in around 10 weeks. Once the plans are approved we get you together with our own AKS representitive and Building supervisor, to have a pre-construction meeting(allow 2-6 hours).
  • This is the final opportunity to make any last tweaks before construction starts. Remember “Renovations cost money”, the more time & effort spent getting it right before before we start will make all the difference with timeframes & money down the track.
